Wazir-e-Azam Apna Ghar Program (Ghar Ho Tu Apna)
Sindh Bank's participation in the federal government's subsidized housing finance scheme — flat 5% markup, first-time-owner eligibility, and how it differs from the bank's regular home finance.
- Flat 5% Markup
- First-Time Owners Only
- Govt. Subsidized
Sindh Bank offers the Wazir-e-Azam Apna Ghar Program – Ghar Ho Tu Apna, a Markup Subsidy and Risk Sharing Scheme for housing finance introduced under the guidance of the State Bank of Pakistan. Unlike the bank's own Nasheman Home Finance or Mera Ghar Home Finance products, this is a government-backed scheme with fixed eligibility criteria and a subsidized rate set at the program level, not by the bank individually — so the terms below are largely the same across whichever bank you apply through.
- Markup Rate
- Flat 5%
- Financing Limit
- Up to Rs. 10 Million
- Maximum Tenor
- 20 Years (10-yr subsidy)
- Loan-to-Value
- 90:10
Scope — What You Can Finance
The scheme covers two specific uses, and nothing outside them:
Purchase
Buying a constructed house or a flat/apartment.
Construction
Building a housing unit on a plot you already own.
Renovation or expansion of an existing housing unit is not covered under this scheme — it's strictly for purchase or new construction on already-owned land.

Costs & Charges
This scheme is notably light on fees compared to a standard home loan: there's no processing cost and no prepayment penalty if you pay off early. Insurance, documentation, and valuation charges are billed at actual cost, and any other charge not specifically covered here follows Sindh Bank's standard Schedule of Charges.

How This Differs From Nasheman Home Finance
It's worth not confusing this with Sindh Bank's regular home finance product. Apna Ghar Program is restricted to first-time owners, smaller properties, and a hard Rs. 10 Million cap, in exchange for a fixed, heavily subsidized 5% markup for the first decade of the loan. Nasheman Home Finance, covered in detail on this site's House Loan page, is the bank's own standard product without the first-time-ownership restriction or the government subsidy — likely a KIBOR-linked rate rather than a flat one. If you don't qualify as a first-time owner, or need financing above the size/value caps here, Nasheman is the product to look at instead.

Frequently Asked Questions
What is the markup rate on Sindh Bank's Wazir-e-Azam Apna Ghar Program?
A flat 5% markup, subsidized for the first 10 years of a maximum 20-year tenure, under the State Bank of Pakistan-guided Markup Subsidy and Risk Sharing Scheme for housing finance.
Who is eligible for Sindh Bank's Apna Ghar Program?
Any Pakistani man or woman holding a CNIC who is a first-time house owner and does not already own a housing unit in their name. Salaried individuals need a minimum income of Rs. 40,000/month and at least 1 year of employment; self-employed business owners/professionals need a minimum income of Rs. 50,000/month and at least 1 year in business. An individual can use this subsidized scheme only once.
What's the difference between Apna Ghar Program and Nasheman Home Finance at Sindh Bank?
Apna Ghar Program is a government-subsidized scheme with a flat 5% markup restricted to first-time owners, smaller properties (up to 10 Marla house or 1,500 sq. ft. flat), and a Rs. 10 Million financing cap. Nasheman Home Finance is Sindh Bank's own regular home finance product, not tied to first-time-ownership eligibility or the government subsidy structure.
