This calculator models the loan as a standard step-rate reducing-balance facility: Phase 1 instalment is calculated by amortizing the full loan amount at 5% over your selected tenure; at the 10-year mark, the outstanding balance is re-amortized over the remaining tenure at the KIBOR+3% rate you enter. Actual bank calculation methodology may differ slightly — confirm your exact figures with Sindh Bank before applying.
