But Easy Home isn't a loan: you co-own the house with Meezan and buy back their share month by month. This calculator shows the thing that's actually unique about that — how much of the house you actually own over time — and compares Meezan's two payment plans side by side.

Easy Home is Diminishing Musharakah — a co-ownership contract, not a loan. There's no "interest" here: your monthly payment is part rent (on the share you don't yet own) and part unit purchase (buying more of the house). This calculator uses Meezan's own terms throughout.

Diminishing Musharakah structure, UMI vs. Step-Up payment plans, financing ratios (75% salaried/SEP, 65% businessmen), profit rate formula (1-Year KIBOR + margin, floor 8%/cap 30%), tenure range, and the early-unit-purchase appreciation rule (3% premium if the property has appreciated, face value if not) are taken directly from Meezan Bank's official Easy Home page (meezanbank.com/easy-home).

Processing charges are per Meezan Bank's official Schedule of Service Charges, effective 1 July – 31 December 2026 — Rs. 10,000 flat, no FED listed (this supersedes the older Rs. 8,000 + 16% FED figure shown on Meezan's Easy Home product page, which appears to predate the current SOC).

1-Year KIBOR (offer side) sourced from the State Bank of Pakistan's official KIBOR rate sheet, 20 August 2026 (sbp.org.pk) — 12.16%. Meezan re-prices annually against 12-month KIBOR, so your actual rate will move with it over the life of the financing.

Monthly rent/unit-purchase split, the ownership-percentage schedule, and the Step-Up unit-pacing math are a PakFinHub calculation applying Meezan's disclosed mechanics (unit price fixed in UMI; 1 unit/month in the first half of the term and 2/month in the second half for Step-Up) — an estimate, not Meezan's own quoted schedule, since Meezan doesn't publish its internal amortization tables. Life Takaful is optional on Easy Home but Meezan doesn't publish a standard contribution rate, so it isn't included in this estimate — ask your representative for your specific premium.
