Shariah-Compliant Diminishing Musharakah

An HBL home loan works nothing like a conventional mortgage. HBL's Islamic Home Finance runs on the same Diminishing Musharakah co-ownership structure that underlies its car financing: the bank and customer jointly purchase the property, and the customer gradually buys out the bank's share over the financing term, paying rent on whatever portion the bank still owns.

HBL Home Loan — How It Works

HBL Diminishing Musharakah / Islamic HomeFinance

The bank's flagship Shariah-compliant home financing structure — co-ownership with a shrinking bank share and a growing customer share.

Wazir-e-Azam Apna Ghar Program (Ghar Ho Tu Apna)

Government-backed low-cost housing finance scheme offered through HBL's Islamic banking arm.

HBL Roshan Apna Ghar

Home financing for Roshan Digital Account holders — Non-Resident Pakistanis financing property purchase from abroad.

Diminishing Musharakah, Step by Step

StageWhat Happens
1. Joint purchaseYou and HBL co-purchase the property, typically with you contributing an equity share upfront
2. Rent on bank's shareYou pay rent on the portion of the property still owned by HBL
3. Gradual buyoutMusharakah units representing the bank's share are purchased back on your scheduled payment dates
4. Full ownershipOnce 100% of the bank's units are bought back, the property is fully yours

General Diminishing Musharakah structure as described on HBL's official Islamic Home Finance page; specific payment schedules depend on your agreement with the bank.

Eligibility & Rate Basis

RequirementDetail
Minimum monthly incomeTiered by financing size — PKR 50,000–100,000 for standard cases, rising to PKR 100,000–150,000 and up to PKR 400,000 for larger financing amounts
Profit rate basisFloating, based on the average 12-month KIBOR; rentals are fixed for each 12-month period and adjust with KIBOR movements thereafter. A fixed profit rate can also be offered at the bank's discretion. Floor rate 8%, cap rate 30%.
Late paymentShariah rules prohibit a late-payment penalty (that would be Riba) — instead, a flat Rs 1,000 per late-paid rental goes to a charity account supervised by HBL's Shariah Board, not to the bank's income
Bank chargesAs per HBL's prevailing Islamic Schedule of Bank Charges (I-SOBC)

Confirmed directly from HBL's official Islamic Home Finance product page and FAQ (hbl.com/islamic/finance/personal-financing/hbl-islamic-homefinance). Income thresholds vary by financing amount and applicant category — confirm your exact tier with a branch before applying.

HBL Home Loan — Frequently Asked Questions

Can I pay off my HBL home loan early?

Under Diminishing Musharakah, you can buy back additional ownership units ahead of schedule, effectively an early settlement option, subject to HBL's prevailing charges.

What happens to my rent if KIBOR rises?

Your rental rate is fixed for each 12-month period, then adjusts to reflect the new average KIBOR at the next review point — it isn't recalculated month to month.

Is Roshan Apna Ghar only for buying property?

No — it also covers home renovation financing, up to 30% of the property's value, alongside standard purchase and construction financing.
