On early settlement, the purchase price is calculated as the outstanding fixed rental plus any accrued and unpaid variable rental, plus accrued and unpaid supplementary rental (if any), plus a sum equal to a maximum of 20% of the outstanding fixed rental. On partial settlement, the formula uses the partial-settlement portion of the outstanding fixed rental plus accrued and unpaid variable and supplementary rental, plus a sum equal to a maximum of 5% of the partial settlement amount.
